Garage door Noise

I live in a co-op above a row of garages.  The doors all raise and lower with virtually no noise except for one.  This door is extremely old and heavy and comes down with a thrashing sound.  It wakes me up in the early morning hours when the owner leaves for work.  I've asked my superintendant to oil and/or lubricate the door, but nothing has worked so far.  Does anyone know if the doorn itself has to be replaced?  Or is there something else that can be done to lessen the noise of this loud and heavy door?  Any help would be greatly appreciated!

Diane,

If it is a heavy one piece door assembly, it will most likely need to be replaced with a door similiar to the other quieter doors. There are major differences in the operation of a one piece as opposed to a segmented door. The newer segmented doors are much quieter operating, having screw jack operation instead of the older chain drives. My suggestion is to replace the door with one likened to the other quieter doors.
