best house to buy to build soundproof room

Hi folks,

First I want to start out by thanking all the great folks who are contributing to the threads on this site with their questions and expert soundproofing answers. I am grateful a resource like this exists.

Now, on to my question:

I am searching for a home to buy here in Oakland, CA and have realized that I don't even know which arrangement I should be after: a house with an extra room, a house with a sizeable basement, a house with an attached garage, or a house with a detached garage. Which is the best to build a music room in? I say this assuming the detached garage would be a reasonable distance from the nearest house, like say 20 feet.

Another way to put it is, which project is most possible to achieve success at dampening sound enough to play drums and really make an exquisite ruckus? Is that impossible in a room within your home, and thus best to seek a garage or basement?

Any input on this is welcome and appreciated.

Considering what you would like to do in the room "play drums and really make an exquisite ruckus" building a room inside of a room design will best serve your needs....

Doing this method will yield great results and allow you to have your room where you want it.
If you chose not to do a room inside of a room design then you would want to pick a location that will have the least amount of shared walls therefore reducing the amount of potential structural sound paths leading into the main house.

Hi Randy, thanks for your response - may I ask for clarification?

It seems like you're saying it's best wherever I can get away with the square footage necessary to build a room within a room, be that in the house, in the basement, or in a garage - is this because with a room within a room you can achieve total soundproofing, i.e. have the room nearby be impervious to any sound disturbance whatsoever? I have the budget to buy decent materials if necessary, i.e. can put $5-10k toward building the room. Is it realistic to believe one can make a ruckus in a room within a room within the house and not disturb the rooms adjacent?

well Total soundproofing is a hard statement to make..but yes a high 70+STC rated assembly which is what we use for recording studios will be the system you need.
Now for estimating costs will be depending on room size but if you do the work you can easily build a quality room for 5k-10k.
