Have to soundproof the entire condo

Hi all,

Our condo has a unit next to and below us, and the condo has no (zero, zilch, nada) insulation between the floors and the walls. The walls are single-stud 16" OC, and there is a single sheet of sheetrock on each side (I'm not positive if it's 1/2" or 5/8") with no insulation between. The floor has the joists, the subfloor, and engineered-wood flooring. There is no insulation above the ceiling in the unit below us.

I'm trying to figure out the best path to remedy this before the contractor comes in and guts the place.

Walls - Option #1:
  • Remove current sheetrock
  • Insert Roxul Safe'n'Sound
  • Hang QuietRock ES

Walls - Option #1:
  • Remove current sheetrock
  • Insert Roxul Safe'n'Sound
  • Hang mass loaded vinyl
  • Hang 5/8" sheetrock

Floor:
  • Remove current flooring
  • Remove subfloor
  • Insert Roxul Safe'n'Sound
  • Install a layer of mass loaded vinyl
  • Install subfloor
  • Install felt
  • Install engineered-wood flooring

I'm looking to get the best peace and quiet for the money, but this condo is not in a high end area of town. It's nice, and I certainly want to make sure when we sell it down the road it's even better, but I'm not looking to obtain a STC rating of 80. Ideally I'm looking for a STC rating of upper-50's. The idea of getting a small subwoofer for the living room is nice, as well, but attempting to block that may be overkill.

Does anyone have any thoughts on my ideas so far? Any help is appreciated.
