psychotherapy offices

i'm in a bind: i'm about to sign a lease with partners for 1600 sq ft with 5 psychotherapy offices in manhattan. they are beautiful spaces at fair (but not cheap) market value. but there are sound/privacy issues.  theres a drop ceiling with low grade acoustical tiles and 2 feet of hollow space above & the existing hollow dry walls do not go above the hollow space above the drop ceilings.  if i am to soundproof, it will be at my own expense; not the landlord's. any ideas to soundproof affordably?  should i run away from the space & start my search again?
